Prior to joining Rees Broome, Kristen served as Associate Counsel for a Mid-Atlantic real estate developer and title company.  Among her responsibilities were drafting and negotiating land acquisition and vendor contracts; reviewing title searches and preparing title opinion letters; creating loan documents; and drafting deeds, easements, and community association documents.  Earlier in her career, she was the regional project manager for a privately held residential real estate firm where she oversaw the development, leasing and sales operations for projects in Virginia, Maryland and Washington, D.C. Kristen also previously served as a consultant and property manager for a large community association management company.  Her work focused on residential and mixed-use projects and encompassed duties such as advising developers during periods of declarant control; administering board of director and membership meetings; negotiating contracts; preparing budgets and resolutions; and facilitating construction warranty claims.

  • Amending and restating association governing documents
  • Drafting and amending rules and regulations, design guidelines, and resolutions
  • Assisting clients with loan acquisitions and closings
  • Collecting and securing delinquent assessments through lawsuits, liens, and foreclosure actions
  • Attending annual meetings, Board meetings, and covenant violation hearings
  • Reviewing, drafting, and interpreting management and service provider contracts
  • Negotiating and preparing easements and shared maintenance agreements
  • Assisting clients with land use and development matters, including proffer amendments
  • Transitioning communities from developer to homeowner control and assisting with warranty claim negotiations
  • Counseling and training boards and committees on effective meetings, election procedures, and communication
